Downtown Calgary is in the midst of a historic transformation, shifting from a dedicated business hub to a mixed-use, vibrant community. Ferguson Corporation is proud to announce that we will be playing a pivotal role in this evolution having been selected to lead the building envelope retrofit for the Palliser One conversion.
A New Purpose for an Iconic Tower
Located at 130 Palliser Square, this project is a prime example of adaptive reuse. Spearheaded by Aspen Properties, the project involves converting approximately 200,000 square feet of underutilized office space into 176 residential units.
This ambitious undertaking is supported by the City of Calgary’s Downtown Calgary Development Incentive Program, a crucial initiative designed to remove millions of square feet of empty office space from the market and breathe new life and economic activity into the downtown core.

The Challenge: Engineering for Livability
Converting a commercial tower into residential living requires more than just interior renovations; it demands a high-performance upgrade to the building envelope. Residential codes require different thermal performance, acoustic isolation, and ventilation standards compared to office towers.
Ferguson’s scope involves the precision retrofit of the exterior façade to meet these new livability standards. Our team will engineer and install systems that ensure the future residents of Palliser One enjoy comfort, energy efficiency, and modern aesthetics, all while maintaining the integrity of the existing structure.
